Job Duties: Associate, Banker - Industry/Country Coverage with Goldman Sachs & Co. LLC in New York, New York. Participate in our advisory teams and structure and execute a full range of financial transactions, with a focus on mergers and acquisitions, debt issuances, and initial public offerings (IPOs) for real estate companies and Real Estate Investment Trusts (REITs) globally. Create and analyze complex financial models and perform scenario analyses to examine the effects of proposed client alternatives. Use mathematical models and statistical techniques to analyze data and prepare reports, charts and tables summarizing analyses and research results. Work with industry coverage group, interact and coordinate with both clients and other groups within the Firm. Interact with client executives, working with other bankers to help guide clients in their financial decisions. Coordinate with teams across divisions to prepare client marketing or sales memoranda. Organize and prepare presentations that explain industry trends, discuss client options, and recommend strategies to meet client goals. Coordinate with Real Estate Financing Group and Corporate Derivatives teams to create and maintain databases and related materials that track important sensitivity metrics that are distributed to clients on a weekly basis.Job Requirements: Bachelor’s degree (U.S. or foreign equivalent) in Economics, Business Administration, Quantitative Finance, Accounting, or a related field and two (2) years of experience in the job offered or in a related role. Must have two (2) years of experience with the following: creating financial models including leveraged buyout models, NAV models, three statement real estate operating models, discounted cash flow models, public trading comparables, and precedent transactions; utilizing various databases to fulfill various client deliverables such as market updates and evaluation of potential M&A transactions and capital market transactions; developing financial model outputs and presentations related to various topics including, business strategy, corporate finance, and real estate macroeconomics that require Microsoft Office, Excel and PowerPoint; analyzing regulatory filings, including 8Ks, 10Ks, and proxies, and Wall Street analyst research reports; analyzing a variety of operating markets including general real estate asset classes as well as determining the potential impact on potential transactions and portfolio assets’ financial metrics including EBITDA, NOI, RevPAR, GOP, cap rates, and real estate value; and evaluating and supporting real estate equity financings (including IPOs, follow-on offerings, private placements, mezzanine financing, and preferred equity) debt financings (including Debentures, Unsecured Notes, Term Loans, and Bridge Loans) in excess of $100 million. 10% domestic and international travel for business meetings.
