🔧 Manager of Capital Projects (On-Site)

💼 Full-Time | $130K–$150K + 20 % Bonus

Are you a strategic, hands-on leader with deep experience in capital projects and facilities operations? We're hiring a Manager of Capital Projects to oversee the physical and capital improvement performance of a large multifamily portfolio (400+) in Manhattan and Brooklyn/Queens.

In this on-site leadership role, you’ll manage complex capital upgrades, streamline building operations, lead vendor performance, and partner with internal teams and capital stakeholders to protect and grow asset value.

What You’ll Do:

• Lead planning, execution, and delivery of capital projects (MEP, structural, envelope, amenity upgrades).
• Oversee daily building operations, preventive maintenance, and compliance across the portfolio.
• Drive vendor strategy, contract negotiations, and performance standards.
• Implement scalable systems for tracking KPIs, budgets, and project timelines.
• Serve as the key liaison to capital partners, providing reporting and insights.
• Build and lead a high-performing, on-site facilities team.
• Ensure all assets meet regulatory, safety, and sustainability standards.

What You Bring:

• 8+ years in facilities or asset management, including 4+ in a senior leadership role.
• Strong capital project management experience across multifamily or commercial portfolios.
• Deep technical knowledge of building systems (HVAC, MEP, plumbing, electrical, etc.).
• Proven track record managing vendors, budgets, and construction timelines.
• Familiarity with Yardi, project management tools, and Excel-based reporting.
• Degree in Construction, Facilities, Engineering, or related field (PMP, LEED, or CFM a plus).
